What Is Design & Build?
Design and build is a project delivery method where one contractor is responsible for both the design and the construction of a project, working under a single contract. Instead of hiring an architect first and tendering the build separately, the client works with one accountable team from concept through completion โ the model KhasCorp has used to deliver projects for the Alice Smith Schools Association, Malaysia Airports, and Tan Chong Industrial Equipment.
The alternative, traditional model โ design-bid-build โ separates design and construction into two contracts, with the design fully finished before contractors bid on the build. Both approaches are used in Malaysia; the table below sets out the practical differences.
